Description: A seven-storey, 150-unit mixed-income apartment building with ground floor commercial retail unit spaces. (The original render provided by the City showed a 14-storey highrise and 4-storey midrise as a placeholder for a potential development.) Up to 40% of units will be set to affordable rents at less than 80% of median market rate. The building will include 107 parking stalls accessed from the rear lane and a dedicated bike-parking entrance. Nearby amenities include a supermarket, a public high school, a community centre, a library, a pool, and a strip of commercial services. The location is on a high-frequency transit line and adjacent to protected 0n-street bike lanes connecting to the Blue Line active transport pathway.

The apartment building replaces a two-storey brick and masonry building originally built in 1959 to house the Fort Garry Municipal Offices, as well as a Fire Hall and Police Station. The building has been empty since 2013. The site was made available for sale through the Housing Accelerator Fund’s Land Enhancement Office after the City of Winnipeg identified the property as one of five sites for re-development as affordable housing. Brokenhead Ojibway Nation will lead the development.

The design of the building will be finalized and submitted to the City Centre community committee for approval in summer or fall 2026. Construction of the development is set to begin after all aspects of the project are approved. The city will build a new back lane to access the school that abuts the property and add sewage capacity in the area.
